Staging for Sale Checklist

© 2007 Complete Books Publishing, Inc.
Summary: For all sellers, one of the first steps in getting your house ready to put on the market is staging it so that it will look its best and sell in the shortest amount of time for the most money. Use this staging checklist to help you get your home ready to sell.
You are going to view your house as a prospective buyer would, and then we are going to show you how to get it ready for your first showing. The funny thing is that as you follow us through this step getting your house ready, you will also be getting yourself and your family ready.

If your house is spic and span, decorated with a "less is more" philosophy and landscaped to perfection, you are a lot closer to putting up that For Sale sign than if, like most of us, you have accumulated a lifetime's

worth of stuff and have gotten used to living with that jerry-rigged disposal switch.

Curb Appeal Counts!

Get in your car and drive around the block. Now pretend you are pulling up to your house for the first time. This means really looking at it through a potential buyer's eyes. Open your Get Started Guide and turn to this section. Now is the time to make notes on what looks good and what might need looking after.

By writing down what looks good, you will have actual facts to refer to later when it comes time to write your marketing copy. By taking notes on everything that needs to be repaired or simply spruced up, you can make a comprehensive list and decide which things make the most sense to fix or change.

Most of us do not move very often, so we are out of practice.

Things almost always take longer than we anticipate.

There has to be time to reminisce when you come across those hidden treasures that you are sure to find when digging through your stuff. Keep in mind that all the stuff you have accumulated is the inevitable result of a life lived.

Staging for Sale Checklist

Is the front yard well-maintained?

Lawn mowed and edged?

Weed free?

Trees pruned?

Bushes trimmed?

Fence in good repair, with fresh paint?

Walkways swept and in good repair?

How about the back?

Lawn mowed and edged?

Weed free?

Trees pruned?

Bushes trimmed?

Fence in good repair, with fresh paint?

Walkway swept and in good repair?

Patio/deck clean and in good repair?

Bikes and lawn equipment out of sight?

How about the house itself?

Does your house look fresh and well maintained?

Does it need a new coat of paint or powerwash?

Does the roof still look good?

Any missing shingles?

Are there any obvious sags in the gutters or eaves?

Any cracks or areas that need patching in:

Masonry?

Chimney?

Siding?

First Impressions Last... The First 15 Seconds

Now, keeping your "buyer's eye" open, let's go through the front door to the inside.

Did the lock work easily?

Did the door stick?

Is the storm or screen door in good repair?

Is the front door in good repair?

Are the carpets clean and stretched?

Are the floors clean and in good repair?

Are the walls and ceilings clean and in good repair?

Are the light fixtures working and outlets "hot"?

Is the plumbing working?

Are the appliances clean and in good repair?

Is the house "neutral" and free of clutter?

Is it "nose-friendly"?

The BIG Questions:

Would you buy this house?

If not, why?
