2. Ads
Now you have to get the word out. Chose two newspapers, one local, the other one regional. Make sure that they carry ads for homes in your area. You will want these ads to run for five days prior to the Friday you are going to start showing the house.

These ads must include the following, in addition to For Sale (By Owner, if applicable), address, description, including price, (a photo is a big plus), and telephone number:

-"The house will open for inspection ONLY on Friday, Saturday & Sunday and only between the hours of ________ & _______.

-All offers to be made at 5:00 p.m. Sunday.

-The highest and best reasonable offer will be accepted."
